Dinard and Saint-Malo, Brittany.
This exceptional coastal residence combines heritage, comfort and outdoor living in spectacular surroundings.
Overlooking the Rance Estuary, the property enjoys changing waterside scenery, mature gardens, shaded terraces for summer relaxation, and generous outdoor entertaining areas ideal for family gatherings, dining al fresco and enjoying Brittany's long summer evenings. Whether used as a principal residence or refined second home, Ker Meno offers space, privacy and timeless style in a highly desirable coastal setting.
Ker Meno is far from an ordinary villa. Perched on the Rance estuary in La Richardais and built in 1926, it was both designed and fully furnished by Georges Renouvin, a celebrated Parisian interior designer of the 1920s-then known as an ensemblier, a creator of complete interiors, from architecture to furniture. Renouvin had previously built his own adjoining villa and personally convinced a close friend to establish her home beside his.
The villa's name, Ker Meno-"Meno's House" in Breton-honours the nickname of the woman who commissioned it, a friend of Renouvin. What sets Ker Meno apart is its extraordinary original furnishings, all of which remain in place and will be included with the sale. Every piece that Renouvin designed in 1926 remains exactly where it was intended, perfectly complementing its room.
The furniture epitomises Art Deco at its pinnacle-just a year after the 1925 Paris International Exhibition of Modern Decorative and Industrial Arts that defined the movement. Clean, geometric lines, symmetry, and the finest materials combine in custom-designed pieces created exclusively for this villa.
This is a complete, in-situ Art Deco ensemble, preserved in its original home for nearly a century-a truly exceptional find. Ker Meno has stayed in the same family for four generations and is now on the market for the first time. This remarkable Art Deco residence is far more than a home-it is a rare architectural treasure. Beyond its remarkable provenance, Ker Meno is also a distinctive coastal property in Brittany, combining historic elegance with an enviable waterfront setting.
The villa enjoys commanding views over the beautiful Rance estuary, where the changing light and tides create a stunning natural backdrop throughout the year, and benefits from private gated access directly onto the beach.
Outside, shaded areas provide peaceful spaces to relax, while generous terraces and garden areas are ideal for outdoor entertaining, family gatherings and al fresco dining.
Perfectly positioned in La Richardais, the property benefits from immediate access to some of the most desirable destinations in northern Brittany, making it equally suited as a permanent residence or elegant coastal retreat.
A welcoming entrance hallway with access to the cellar, a ground floor bedroom with en-suite bathroom and WC, a separate guest WC, and reception areas with original Art Deco detailing, ideal for everyday living or entertaining, are on the ground floor.
On the first floor is a spacious landing leading to four bedrooms, a bathroom with connecting WC, and an additional separate WC.
Two smaller rooms with wash basins, perfect for guest bedrooms, home offices or hobby rooms, plus a hallway leading directly onto the wraparound roof terrace with spectacular panoramic views across the Rance, are on the second floor.

Buying a Property in France
1. Signing the Agreement (Compris)
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.
The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.
Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.
2. Paying the Deposit
Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.
3. On Completion
Generally it will take around two or three months to complete the purchase.
During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
