Built in 1469, this delightful property of 395m2 is in a small rural hamlet situated within easy walking/cycling distance of a good size village with boulangeries, a supermarket and several schools.

From a large parking area at the side of the farmhouse, a gravel path leads around to the main front door. To the right of this are French doors, which open into a small reception room - ideal for using as an office/consulting room with its own private entrance.

Directly in front of the main front door is a South-East-facing dining terrace with an adjoining summer kitchen - the perfect spot for dining alfresco and admiring the magnificent mountain views. Beyond the terrace is a lovely South-West-facing garden, which has ample flat land for installing an in-ground swimming pool (permission required).

The main front door of the farmhouse opens into a vast open-plan living room (88m2) with a cosy sitting area with a beautiful carved stone fireplace, a dining area and a kitchen area with an adjacent utility room.

From the reception room, a door opens into a hall with a guest WC and a staircase up to five bedrooms on the first floor. From the main living room, a door opens into a gorgeous Master bedroom suite comprising a large bedroom with access to a South-West-facing terrace, an adjoining walk in wardrobe, a spacious bathroom with an Italian-style shower and a separate WC.

Also adjoining the main living room is a second ground-floor bedroom, which could be used as an office.

The inland Basque Country is a true delight - rolling hills and open fields dotted with pretty white farmhouses with red or green shutters. The fields are often grazed by sheep, which are milked twice a day - and the milk is then used to make cheese called "Brebis". The farmhouse is set in delightful grounds of 1,850m2 (0.45 acres) and comprises of a lovely South-facing garden planted with mature trees and shrubs - ample flat land for installing a swimming pool, a children's play area, a boules piste, a South-East-facing dining terrace with a summer kitchen - a small South-West-facing terrace accessible from the master bedroom suite - access to a storage room adjoining the farmhouse for storing garden furniture and equipment - a gravel parking area for several cars NB: please note that the back of the farmhouse is on the edge of a road

During the winter months, you could welcome groups of skiers, who would love to be able to ski in both France and Spain. In addition, a trans-European bridleway - the "Route d'Artagnan" - passes just 1.5km away from the farmhouse, so tired and hungry horse-riders (and their horses. ) could provide extra clients for your stylish overnight accommodation.

Along with providing accommodation and delicious breakfasts to your B&B guests, you might also like to offer evening meals and afternoon teas - and even picnic lunch hampers. especially if the hampers are full of tasty Basque and Bearnaise delicacies. Subject to permission, the property could also be ideal for hosting weddings and celebrations, especially since guests will have the possibility of booking accommodation before and after the event.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
