Absolutely exceptional 3 storey, 8 bedroom new luxurious villa with wellness area, nestling in 2.5 acres of beautiful landscaped gardens with amazing pools, enjoying panoramic sea views from its elevated location in Sotogrande.

This exclusive property features eight spacious suites and a total built area of 3,981m2, set on a south-facing plot of 10,451m2 where the architecture is organised around the wellbeing and lifestyle of its residents.

On the ground floor, an entrance hall, a spacious open-plan living area of almost 100m2, and a covered terrace of 246m2, along with a kitchen and pantry totalling 109m2, form the social hub of the home. Large glazed windows-up to six movable glass sections-open the living area directly to the exterior, effectively blurring the boundary between the interior and the terrace.

A family room, guest suite, and a further suite complete this level, alongside the outdoor swimming pool with panoramic views.

The upper floor is reserved exclusively for the main residence: a 97m2 master suite, an adjacent living room of nearly 73m2, a 70m2 walk-in wardrobe, a private 47m2 office, and the main bathroom. This area provides the owners with a private and exclusive apartment, independent from the rest of the property.

The lower floor houses the wellness area, conceived here as a functional system integrated into daily life rather than as an optional amenity. The 131m2 spa combines a cryotherapy room, hyperbaric chamber, sauna, hammam, massage room, and heated indoor pool. There is also a 96m2 gym.

This level also includes a cinema room, temperature-controlled wine cellar, service apartment, laundry area, ample storage room, and an indoor garage for six vehicles, with four additional outdoor parking spaces.

The garden is designed as a natural extension of the land itself, a silent presence that accompanies the architecture without altering the character of the place. Native species-olive trees, cork oaks, fruit trees, shrubs, and Mediterranean grasses-are introduced not to transform the landscape, but to reveal it. Their presence strengthens the identity of the territory and allows the vegetation to continue the natural narrative of the surroundings.

Throughout the villa, the material palette prioritises natural substances selected for durability and sensory quality: travertine marble, together with granite and limestone, combined with natural wood cladding and mineral finishes. Natural woods and coatings bring warmth and balance. A palette of soft tones, with a clear Mediterranean influence, is enhanced by the presence of wood, large windows bringing in light and landscape, and the subtle textures of carpets and furnishings.

A fully integrated home automation system manages electricity, climate, security, and systems worldwide, operable via smartphone. This exclusive community is fully gated with a controlled main entrance and 24-hour security.

The location and orientation of each plot have been designed to ensure visual privacy between residences, while preserving unobstructed views across La Reserva Club, the Mediterranean coast, Gibraltar, and Africa on clear days.

This exclusive villa is delivered unfurnished. The property is suitable as a permanent residence or for extended seasonal use, with a management and maintenance team available to oversee the property on behalf of owners when they are away.

La Reserva is the newest and lowest-density core area within Sotogrande, established in 1962 on the western Costa del Sol in Andalusia. Just minutes away is the La Reserva Club, its 18-hole golf course and sports lagoon, as well as the renowned Real Club de Golf Valderrama. Gibraltar airport is approximately 20 minutes away, and Malaga airport about 108 km away. The international school and the famous Sotogrande Marina add further amenities for owners.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
