Situated in the exclusive Terramar neighbourhood-an area experiencing continued appreciation thanks to its unbeatable coastal location, serenity, and sustained demand for premium homes-this remarkable property offers not only an extraordinary lifestyle but also a secure and highly attractive long-term investment.

Terramar has long been synonymous with prestige and represents that all important location, location, location mantra. Over the years, it has become a standout micro-market in Sitges, with rising buyer interest, limited supply, and exceptional value growth. Acquiring a home of this scale and potential here places you at the heart of one of the most solid and upward-trending luxury markets in the region.

The house spans 3 floors and includes a separate guest house.

A lift connects all floors of the primary residence -an increasingly desirable feature within the luxury market. This house is ready to live in as currently presented; however, a cosmetic upgrade will yield a very worthwhile investment.

Ground Floor:
The main entrance level of the house features an inviting and spacious living area, designed to make the most of natural light and garden views; this large living area is divided into two distinct spaces. It has an open fireplace and leads seamlessly onto the garden and pool area.

There is a dedicated, separate dining room, a fully equipped kitchen, a pantry, and a laundry area on this floor as well as a double en-suite bedroom and a full bathroom.

First Floor:
The first floor has a magnificent master suite-spacious with direct access to a terrace overlooking the garden. It boasts an open dressing area and a large bathroom equipped with both a bathtub and a shower.
There are 3 additional double en-suite bedrooms with built-in wardrobes and exterior views, also located on this floor.

Second Floor:
On the top floor, a multipurpose room offers countless possibilities-from a studio or living room to an inspiring workspace or indeed another bedroom and a small bathroom could be easily changed to an en-suite bathroom.

Basement:
The basement includes a character-filled wine cellar and leisure room, perfect for hosting or unwinding.
There is also a large private garage and utility room on the basement level.

Guest House
A completely independent section of the property, with its own private access, functions as a full guest house complete with a kitchen, three bedrooms, and a full bathroom.

Exterior & Garden:
The property is surrounded by an extensive private garden with mature landscaping, wide lawns, and multiple outdoor living areas, creating a serene retreat ideal for relaxing.

A large swimming pool and a covered, terraced area make the most of the enviable Garraf climate. The sheer size and versatility of the exterior make this a standout offering in Terramar, where plots of this scale are increasingly scarce.

For buyers seeking a safe, high-value investment in Sitges' most rapidly strengthening neighbourhood-while enjoying the elegance and comfort of a true Mediterranean residence-this is an opportunity not to be missed.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
