Buying Property in Jávea, Costa Blanca: The 2026 Buyer's Guide

Swim in the warm Mediterranean before a lazy afternoon on a hidden sandy cove. Lunch on saffron-rich seafood paella with a chilled glass of local white wine. Wander the cobbled lanes of a whitewashed old town, then hike the Montgó natural park for views over the town and sea.

Jávea (Xàbia in Valencian) sits on the northern Costa Blanca, roughly midway between Alicante and Valencia and around 2½ hours' flight from the UK. It combines the charm of an ancient fishing village with a lively social scene and excellent modern facilities, and it enjoys a mild climate with around 300 days of sunshine a year. That is why it attracts holidaymakers, retirees, remote workers and investors alike.

This guide covers what you need to know before buying: the market in 2026, the best areas, the types of property available, the true costs and how the purchase works.

Why buy in Jávea?

  • Protected character. Strict local planning rules limit building heights and protect the Montgó natural park. The result is a green, low-rise town rather than a wall of high-rises, with properties that suit the Spanish landscape.
  • A real, year-round town. Jávea was settled in Roman times and discovered by Northern European expatriates in the 1970s. Today it has a settled international community, good restaurants, marinas, golf nearby and schools, and it stays lively out of season.
  • Enduring demand. Limited land, an attractive setting and a loyal buyer base keep demand strong from both lifestyle buyers and those looking to rent their home out.
  • Beaches, mountains and sea. Sandy Arenal Beach, rocky coves, a working port and walking trails are all within a few minutes of each other.

The Jávea property market in 2026

Jávea has been one of the strongest-performing markets on the Costa Blanca, and prices have climbed sharply.

  • Average prices: around €3,600 per m² across the municipality in July 2026, roughly €3,400 per m² for apartments and €3,750 per m² for houses. As a guide, a 100 m² apartment at the average price comes to roughly €340,000.
  • Recent growth: in the 12 months to July 2026, estimated house prices rose by around 16% and apartment prices by around 11%. Over five years, estimates put growth at roughly 77% for houses and 85% for apartments.
  • Prime locations: front-line and sea-view addresses cost considerably more. Properties along the Arenal seafront average around €6,500 per m², with the top end well above that.
  • Villas: typically start at around €400,000, rising into the millions for prime waterfront and Montgó-view homes.

What this means for buyers: Jávea is not a distressed or bargain market, and well-priced homes in good locations can sell quickly. Knowing what you want, having your finances and paperwork ready, and working with a team that knows the local market will put you in the strongest position.

Choosing your area

The Old Town (Pueblo)

Step back in time among narrow streets, tapas bars and the golden-stone fortress-church of San Bartolomé, begun in 1513 as protection against pirate raids. Shopkeepers still speak Valenciano, and the Thursday indoor market is a riot of colour and flavour, with fresh produce and seafood straight from the port. Ideal for lock-up-and-leave townhouses and renovation projects, usually at lower prices per m² than the coast.

The Port (Puerto)

A working fishing port dating back to the 15th century sits beside a modern marina full of yachts. The wide promenade is perfect for an evening stroll before dinner at one of the excellent fish restaurants. Good for apartments and homes close to sailing, dining and sea views.

The Arenal

Jávea's star attraction is a crescent of sand backed by a promenade of bars, cafés, restaurants and ice-cream parlours. Relaxed and family-friendly by day, with open-air bars and live music at night. This is where rental demand is strongest and where seafront prices peak.

The coast and the valley

Beyond the town, pine-clad slopes and rocky coves hold some of the area's most coveted villas, many with sea views and some with private access to the water. Inland, towards Jesús Pobre and the green valley of Gata de Gorgos, you will find exclusive urbanisations with generous plots, pools, gardens and sometimes tennis courts, many looking across to Montgó.

Property types

Apartments and penthouses

Light, modern and often in complexes with communal pools and gardens, close to the beach and amenities. Sea views command a premium. A good fit for first-time buyers, holiday homes and rental investment.

Villas

Choose between front-line villas with panoramic sea views, hillside homes around the bay and larger villas in the valley with private pool, outdoor kitchen or barbecue area and landscaped gardens. Check plot size, orientation, access and legal status before you fall in love.

Fincas (traditional farmhouses)

Built in the traditional style, with original floor tiles, wooden beams and thick stone walls, usually modernised for comfort. Many sit among olive groves, bougainvillea and orange and lemon trees. Charm is high, but so is the need for careful legal checks: confirm the property is properly licensed and registered, including any extensions.

The real cost of buying

The purchase price is only part of the budget. For a typical purchase in the Valencian Community, allow roughly 12–13% on top of the price.

  • Resale homes: pay Property Transfer Tax (ITP). The general rate in the Valencian Community was reduced from 10% to 9% from 1 June 2026. Your lawyer will confirm the rate and any reductions that apply to you.
  • New builds: pay 10% VAT plus stamp duty (AJD) instead of ITP.
  • Other costs: notary and land registry fees, your independent lawyer's fees and any gestoría or administration costs. If you take a mortgage, add valuation, arrangement and insurance costs.
  • Buying from a non-resident seller: you must withhold 3% of the price and pay it to the Spanish tax office as an advance on the seller's capital gains tax. Your lawyer will handle this.
  • Ongoing costs: annual property tax (IBI), community fees, utilities, insurance and, for non-residents, an annual tax return even if the property is empty or not rented out.
  • Mortgages: Spanish lenders will lend to non-residents, but usually at a lower loan-to-value than for residents, and you need to cover all purchase costs in cash on top of your deposit.

How buying works, step by step

  1. Set your brief and budget. Decide on area, property type, must-haves and whether it is a holiday home, permanent move or investment.
  2. Get your NIE. A Spanish foreigner's identification number is required for any purchase. Your lawyer can arrange it.
  3. Appoint an independent lawyer. Choose someone who works for you, not the seller or agent.
  4. Find and view. We shortlist properties that match your brief and arrange viewings, in person or remotely.
  5. Due diligence. Your lawyer checks ownership, debts, planning and licences, the energy certificate and habitability certificate, and community accounts.
  6. Reserve and sign the contract. A reservation deposit takes the property off the market, followed by a private purchase contract with a further deposit, typically 10% in total.
  7. Complete at the notary. You sign the deed, pay the balance and taxes and collect the keys.
  8. After completion. Register the property, set up utilities and standing orders, and meet your tax filing obligations.

Good to know for UK buyers

  • There are no nationality-based restrictions on owning property in Spain, and you do not need to be resident to buy.
  • Since Brexit, UK citizens can generally spend up to 90 days in any 180-day period in Spain without a visa. Staying longer requires a residence visa. Buying a property does not by itself grant residency, and Spain's Golden Visa for property investors closed to new applications on 3 April 2025.
  • Holiday rental rules in the Valencian Community are strict and have been tightening. Check a property's licence status before relying on rental income.

Frequently asked questions

Can foreigners buy property in Jávea?

Yes. Foreign buyers have the same ownership rights as Spanish nationals.

Do I need to live in Spain to buy?

No. Many of our clients are non-residents using their home for holidays or planning a future move.

Can I rent out my Jávea property?

Often yes, and summer rental demand is strong, but you must hold the correct tourist licence and comply with local rules and tax requirements.

New build or resale?

New builds offer modern specifications and warranties but bring VAT and stamp duty. Resale homes offer established gardens and locations, often with more character, and attract ITP.

How long does it take?

Once you have found the right property, a purchase typically takes around six to twelve weeks from reservation to completion, depending on the paperwork.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
