One of the rarely available original, old country houses with added benefit of it having been recently and carefully renovated by its current owners.
The house is located about 15 minutes' drive from Colmenar, on a good road, with only about 100m of dirt track, in very good condition.
It is also around 5 - 10 minutes' drive from two delightful bar/restaurants.
It has a shared drive with a neighbouring house (hardly visible ,and equally beautiful), and plenty of private parking space within its own private plot.
The plot consists of 1,927m2 (according to the Property Registry) and surrounds the house.
It has a gravel garden and parking area, and gravel patio areas, including a delightful outdoor dining area with a barbecue and outside kitchen which was originally an animal shed, and includes the ancient bread or meat oven, restored beautifully.
The rest of the land is natural hillside, with mature olive trees, plenty of space for growing a few vegetables or keeping chickens, etc.
The views are stunning, of the lovely countryside and mountains, with plenty of sunshine (facing mainly south).
An ancient, double wooden front door, painted blue, leads into the traditional living room with a sloping roof with beams and cane infil, and wooden windows with shutters, so typical of these houses, and an original fireplace, now installed with a log burner for cosy winter evenings.
The floors are original, traditional style tiles and the thick walls have alcoves for storage.
To the left is a door into the first bedroom with a painted black and white floor (the paintwork on the original tiles was unfortunately too worn) and there are interesting details such as original wooden wall supports, alcoves in the walls and beams.
Beyond the living room, a couple of steps lead up to the kitchen, newly fitted. To the far left of the kitchen a door leads into a dining room with the newly fitted bathroom, with walk-in shower unit and beautiful details, beyond.
To the right of the kitchen, is the second bedroom, again traditional, with double doors leading outside.
From this room, a gorgeous staircase leads up to the upstairs bedroom, ideal as an extra/guest bedroom.
This delightful property benefits from mains electricity, mains water and a septic tank, as well as its gorgeous views and easy access.
Its thick walls keeps it cool in the summer, while the fireplace acts as an efficient heating system for the winter with hot air ducting to carry warm air from the fireplace to various rooms.
A truly surprising delightful and unique property.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
