The main house, with its golden ochre facades and lavender-blue shutters, looks like it came straight out of a painting of the region. Dating from the 18th and 19th centuries, it may have been, according to historical evidence, an old fort used during the Wars of Religion.
It covers approximately 430 m2 on three levels, offering a subtle balance between reception areas and privacy. The spaciousness is generous, with a vast entrance hall, several bright reception rooms, a dining room opening onto the terraces, and four refined suites, each one unique: one with a library, others with unobstructed views of the grounds.
Each room is tastefully designed: natural stone floors, handcrafted ironwork staircases, custom woodwork, and a selection of understated and elegant decorative elements.
A few metres away, a detached villa, a true guest house or secondary residence, spans over 110 m2. It features a vast, dual-aspect living room bathed in light, topped by a suite with a bathroom and wc.
It opens onto a private courtyard, a quiet and secluded space, ideal for entertaining or living independently in an environment of equal quality to that of the country house.
Finally, a third building -a former barn- completes the ensemble. With a surface area of 85 m2, it has undergone initial renovations (roof, floors) and could be redeveloped to suit the future owners' plans.
The expertly designed outside space of over 3 acres surrounds these buildings in an exceptional green setting.
The views are spectacular, encompassing the hills, olive groves, and the ramparts of the village of Menerbes.
The garden is planted with laurels, cypresses, plane trees, and century-old olive trees, crisscrossed by stone paths, discreet terraces, a restored waterwheel, and landscaped lighting that enhances the vegetation at night.
A 17 x 5.5-m heated swimming pool with its pool house and summer kitchen completes this setting, ideal for relaxation and contemplation.
Technically, the property boasts modern and sophisticated features: underfloor heating and cooling powered by a heat pump, ducted air conditioning on the upper floors, independent water heaters for each suite, a borehole, automatic watering, two electric gates, a videophone, and even a registered spring belonging to the property.
Every detail has been carefully considered to combine heritage authenticity with contemporary comfort.
A rare example of a complete renovation, respectful of history and fully in tune with today's art of living, this confidential estate is aimed at a lover of the Luberon in search of a prestigious place to live, without compromise, sheltered from view and the hustle and bustle, but only a few minutes from the most beautiful villages of Provence.

Buying a Property in France
1. Signing the Agreement (Compris)
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.
The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.
Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.
2. Paying the Deposit
Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.
3. On Completion
Generally it will take around two or three months to complete the purchase.
During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
