Superb 5 bedroom villa in the prestigious Aloha area, in the heart of the Golf Valley of Nueva Andalucia, blending the romantic charm of French Provencal architecture with contemporary sophistication.

Situated in one of Marbella's most exclusive residential areas, this distinguished 582m2 property offers an exceptional combination of refined living, privacy, and a highly convenient location.

A spacious parking area for four vehicles leads to the main entrance, beautifully framed by a handcrafted metal pergola adorned with wisteria that blooms for much of the year.
Upon entering, an impressive foyer welcomes guests with a majestic staircase and an exquisite bronze and crystal chandelier, immediately conveying the distinguished character of the residence.
The carefully designed ground floor features a guest bedroom with en-suite bathroom and a guest wc to the right of the entrance, while to the left is a modern open-concept kitchen equipped with high-end appliances, seamlessly connecting to the main garden.
The spacious living room, centred around a cosy fireplace, boasts large windows that flood the space with natural light and open directly onto the terrace and garden.

Thanks to the villa's favourable east-west orientation, every corner of the house enjoys abundant sunlight throughout the day.

The outdoor spaces are also exceptional. The mature Mediterranean garden, meticulously maintained and filled with lush vegetation, provides complete privacy and creates an environment of remarkable natural beauty.
The heated pool with electric cover presides over an elegant terrace with a dedicated chill-out area, ideal for outdoor entertaining or quiet relaxation.
Sophisticated landscape lighting transforms the garden into a charming retreat after sunset.

The upper floor houses four bright and spacious en-suite bedrooms, each designed with comfort in mind. The master suite is particularly impressive, featuring a wraparound terrace overlooking the garden and a generous walk-in wardrobe that adds a touch of luxury to daily living.
The lower floor is entirely dedicated to leisure and wellness. A games room with a billiard table and bar offers the perfect space for entertaining, while the fully equipped gym, sauna, double shower, and bathroom create a private wellness sanctuary within the home.

Completely renovated just three years ago, the villa is presented in impeccable condition and is equipped with numerous modern amenities, such as centralised electric shutters, underfloor heating throughout the property, hot and cold air conditioning system regulated by Airzone, state-of-the-art alarm system both indoors and outdoors, and an integrated sound system that extends from the interior spaces to the garden areas.

The location offers exceptional convenience.
Within walking distance is an excellent selection of cafes, restaurants, and supermarkets. The renowned Aloha Golf and Las Brisas golf courses are less than five minutes away by car, as is Aloha College, one of Marbella's most prestigious private schools.
The glamorous Puerto Banus marina is just two minutes away by car, and Los Naranjos Golf is equally accessible.

This is a unique opportunity to acquire a truly distinguished property that combines timeless elegance, modern comfort, and one of the most convenient locations in Marbella's Golf Valley.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
