Lovely 4 bedroom country villa, which is set within a large and low maintenance plot of 3,579m2 with a swimming pool, situated in a quiet countryside area with stunning mountain views, just a few minutes from the village of Corumbela and 10 minutes from Archez.

Situated within the mountains, on a ridge, but not isolated with other detached country houses in the vicinity, this beautiful house offers countryside, open air, wonderful views, privacy and stylish living.

The house has an excellent rental record, so perfect for a tourist rental income, and it could work well as a private holiday home or even for permanent living.

The plot is made up of the immediate flat area around the house, with a large parking area, low maintenance gardens, swimming pool and built-in barbecue area, and the rest is at a lower level, with a sloping bank between both levels (lower level currently unused but ideal as a vegetable plot or orchard). Next to the parking area is a large outbuilding (42m2) consisting or a garage and a workshop, all totally dry and very sturdily built.

The house itself is on 2 floors. The front covered porch area of 8 x 2.3m leads into a spacious open living area with high sloping ceilings with wooden beams and large glass patio doors to take in the wonderful panoramic views. This space encompasses the living room, dining room and modern kitchen (10 x 4.5m) built with top quality materials, with a laundry and store room just off the kitchen. Central to this lovely space is a sweeping open staircase with beautiful wrought iron and decorated railings, leading to the partially open landing above.

Also on the ground floor are 2 good sized and comfortable bedrooms, (around 3.5 x 3.5m) and a bathroom of 2 x 2m.

Upstairs, gallery landing and corridor, 2 further bedrooms (3.4 x 3.6 and 4 x 2.3m) and a second bathroom (3.2 x 1.6m). Both of these bedrooms, in addition to the normal windows, have skylight windows designed to allow those in bed to contemplate the stars at night.

The house has been built to top quality standards, with quality materials and finishing throughout. Included in the price is the DAFO (currently being processed). It also benefits from electric underfloor heating throughout and air conditioning (hot/cold).

An ideal property for holidays, as a holiday rental house, or for permanent living.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
