Nestling in over 12 acres of glorious land with olive trees, vineyard, gardens and expansive pool, is this beautifully renovated 4 bedroom farmhouse with guest house, enjoying far reaching countryside views from its peaceful location in the municipality of Palaia.

Situated only 1 km from the closest village and amenities and only 25 minutes from Pisa international airport, this amazing property with a brand new swimming pool, has easy access from the main road through the automatic gate with video-intercom along a nice gravel driveway which leads to the parking area with a 2 cars, 40m2 garage, currently used as storage for garden tools and equipment.

The property has been tastefully renovated with charm and has a unique and stunning interior style which also respects the original character and features such as the vaulted and beamed ceilings and the terracotta floors.

The villa develops for a total of circa 400m2, on two floors, The main entrance, on the ground floor, opens on to the internal original staircase which leads to the first floor; on the right side of the entrance there is a huge living room with fireplace and amazing vaulted ceiling; on the left side of the entrance, is a good size hallway with cabinets, a bathroom with access to the outside and a studio.

Also on this floor, with separate independent access, through an amazing arched glazed door, is a big room with amazing cross-vaulted ceiling, currently used as a gym. The ground floor is characterised by several French-doors which donate a sort of continuity between the indoor and outdoor space.

Upstairs there is a big and fully equipped kitchen with 2 doors leading outside, a cosy living room with fireplace and the sleeping area with 2 good size bedrooms, a bathroom and the master bedroom with en-suite bathroom and built-in wardrobes. The sleeping area boasts parquet floors.

From the kitchen it is possible to access the back garden with a nice pergola. This area provides a cool and refreshing place to escape from the summer heat, where one can also enjoy fresco meals and cool breezes. Next to the kitchen entrance there is also an original wood burning fireplace, perfect to experience Italian pizza and bread.

The former barn has also been renovated, it is 90m2 and it is a perfect guest house for the family or friends, and comprises a charming Tuscan style kitchen and living room on the ground floor and a huge bedroom with bathroom on the first floor. The guest house boasts typical Tuscan style features such as beamed ceilings, terracotta floors and mandorlato windows.

All systems and connections are perfectly working and the estate is supplied with electric mains, water mains, gas oil heating (town gas is available at property line), a deep well for land irrigation, air-conditioning, starlink internet and home automation, in fact, it is possible to remotely control all indoor and outdoor lights, the gate and electrical installations through a mobile application.

The property has a total of 5 hectares of land offering complete privacy; there are 300 olive trees under production, 16,000m2 of vineyard which is currently rented and managed by a local winery, a part of woodland, fruit trees and 1.5 hectares of garden area around the buildings, totally fenced and very well maintained by the current owners, with many plants and flowers including the Tuscan aromatic plants and a stunning brand new
10 x 5m swimming pool (1,40 metres deep) with waterfall.

Buying Real Estate in Italy

1. Making the Offer to Purchase (Offerta)

Once you have found the property you wish to purchase you will start the process by making a formal offer to the vendor, the estate agent will act on your behalf and put forward the offer, a deposit will be made available, generally around (10,000 - 20,000 EUR). Once the vendor has accepted the offer it will be formalised in writing to the vendor in both English and Italian. If this is accepted the deposit (Caparra Confirmatoria) will be paid to the vendor. This will form a legally binding contract. Neither party may withdraw at this point, the sale can be forced by either party or a claim for damages can be made. If the purchaser withdraws their deposit will be lost, if the vendor withdraws the purchaser can claim twice the deposit in compensation.

2. Signing the Preliminary Contract (Compromesso or Contratto preliminare)

The next step will take place between 1 and 3 months after the offer has been accepted, this is a formal agreement between the vendor and purchaser to sell and buy the property, this agreement is the Preliminary Contract and will contain the conditions and terms of the sale. It is important at this stage that you have a full understanding of all the details contained in the contract. We would strongly recommend that you appoint a Notary who is fluent in English. This document will include the purchase price, a detailed description of the property including completion date and will cover any obligations placed upon the buyer and the vendor. All information relating to the property including any planning permissions for the property and the cadastral details (a public record, survey, or map of the value, extent, and ownership of land as a basis of taxation). Once the Preliminary Contract (Contratto preliminare) has been signed a further deposit (Caparra Confirmatoria) will be paid, this will generally be 10% - 20% of the purchase price. There will also be an estate agents Commission Fee (Provvigione) which will need to be paid at this point.

3. Signing the Final Deed of Sale (Rogito or Atto Notarile)

The purchaser must have a bank account in order to make the purchase on completion. The signing of the final deed of sale which will authorise the transfer of the property must be overseen by a Notary (Notaio). The buyer will select and hire the Notary, but they are members of an independent body of public/professionals who will draft the purchase deed, they will oversee the passing of the title legally from the vendor to the purchaser. The Notary will also verify the legality of the documentation and registration with the Conservatoria dei Registri Immobiliari and the Local Land Register.

4. Formalities to be observed after Completion

Foreign buyers should obtain a certified copy of the Purchase Deed (Rogito), which the Notary will have lodged with the authorities. Generally this will be available to collect around 2 – 3 weeks after completion. The Notary will also give you a form to complete for the the local authority (Questura) who will have been given formal notice of the purchase. Your Notary will help you to complete this form. You will need to contact the utilities companies to set up new contracts (power, water, telephone, gas etc.). If the property is a flat, the condominium manager (Amministratore del condominio) should be informed of change of ownership of the property.
