This lovely, rustic style house dates from the 1940's with a separate studio apartment and is only in need or some basic updating.
It is rare to find something as rustic and ready-made for a yoga retreat.
It could also be a home for a couple wishing to enjoy living on the land.

Situated in a quiet, fertile valley in the undulating hills in the municipality of Canillas de Aceituno and within 15/20 minutes of the beautiful, historic town of Velez-Malaga, is just what it's name suggests - a beautiful harmony of simple living and nature, where one has a sense of unchanging time.

A driveway from the little rural village leads to the residence. There are neighbouring houses around, but the complex is reasonably private.

The main house, (around 122m2 including covered area), would be ideal for accommodating guests, with 5 bedrooms with their original stone walls and sloping ceilings with beams, 4 of which are around a central living room, plus an outside covered dining and living area with kitchen, with a fifth bedroom (could be a store room or second bathroom) off this area.

The outside covered area could be improved with simple details such as a cane covering over the ceiling and some new kitchen units, and in the photos are several showing how it could look with these simple improvements (using AI).
The outside covered area is perfect for guests to gather and chat, relax and prepare/enjoy meals as a group.

The studio apartment, (around 50m2 plus 30m2 covered terrace), consists of a barn that has been converted into simple, separate accommodation with one large room, a bathroom and a kitchen.
It would be possible to create 2 bedrooms inside this space.
It sits at a distance of around 20 metres from the main house.
The studio has its own covered terrace to the front, and to the rear a back door leads to a private garden area for the owners.

The 3 acres of land consists of several well defined areas, making the estate interesting and different, with plenty of opportunities to grow more trees, grow vegetables, keep chickens and so on, and even to create specific activity areas, such as an exercise area on one of the higher flat plateaux, or even a large tent for yoga meetings and sessions.

Some of the lovely areas around the complex are:

•Orange and lemon tree 'forest' - take a daily stroll through what feels like a never ending orchard of 46 orange and lemon trees - in spring, the sweet scent of their blossom fills the air. Further along is a second orchard of 15 orange, avocado and nispero (loquat) trees.

•The pool and chill-out area of around 170m2, just in front of the main house, perfect for relaxing and socialising or activities.

•A 1,000m2 flat platform accessed via a path leading up the hill where one can enjoy 360 degree views and one can look over several villages.

•An area of 28 almond trees and 20 olive trees, perfect for making one's own oil and keeping a good supply of almonds.

There is also a 200,000L water deposit which is filled with free water every Sunday.

A lovely little complex just waiting for the right person to love it and enjoy it.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
